How quickly will I hear back?+

Within 24 hours for completed briefs (name + email + budget + timeline). Within 48 hours for partial briefs. Alexandre or Etienne replies personally · no SDR queue.

What does it cost?+

Track 1 (new builds + off-plan) is free for you · we earn commission from the developer at the same headline price. Track 2 (resale buyer's agent) is 3% of the transaction value, paid by you. Quoted upfront, no hidden fees.

Do you only sell projects you list?+

No. We underwrite the universe. The 19+ projects on our site are the ones we have direct developer access to and have completed full underwriting on. We can also surface off-market resales and any new launch in central Bangkok.

Can you help with the visa side too?+

Yes. The DTV / LTR / retirement pathway determines the right unit profile · we model both together. We don't process visas ourselves but we coordinate with the right immigration counsel and the property closing.

What if I'm not based in Thailand?+

Most of our clients aren't. Everything · viewings, due diligence, signing, closing · can be done remotely with a notarised power of attorney. We do video walk-throughs, send full underwriting decks, coordinate the Thai-side legal counsel.

Is there a minimum budget?+

Not strictly · we accept all briefs. Our prime-area underwriting starts around 5M THB though. Below that, we recommend looking outside central Bangkok or in different city tiers · we'll tell you honestly if we're not the right fit.

What languages do you operate in?+

English, French, Thai, Simplified + Traditional Chinese, with German and Japanese available on request. Email and the form below in any language · we route to the right person.

Can I see the projects in person?+

Yes. We do in-person walk-throughs of any project we underwrite. Bangkok meetings by appointment. We also coordinate developer sales-office visits if you want to see the show units.
