Most Thai juristic rules ban pets by default · the standard regulation prohibits dogs and cats in common areas. A growing minority of newer Bangkok buildings explicitly permit pets. You need to know which ones before you buy or sign a lease.

Three categories of Bangkok condos

  • · Pet-allowed in writing: juristic rules explicitly permit, with size or weight caps. Best legal certainty for owners and tenants.
  • · Pet-tolerated: rules technically prohibit, but management and other owners look the other way for small breeds. Workable but not guaranteed at exit.
  • · Pet-prohibited and enforced: zero tolerance, fines for violations. Avoid if your pet is non-negotiable.

What to look for in the juristic rules

  • · Maximum number of pets per unit (typically 1 to 2)
  • · Weight or breed restrictions (10 to 25 kg cap is common)
  • · Common-area access · most buildings ban pets from the lift / lobby unless carried

Pet-friendly Bangkok condos rent at 5 to 10% premium to comparable non-pet stock, and the tenant pool (expat families, DTV holders relocating with pets, long-term residents) tends to be stickier · 18 to 24 month leases vs 12 month average.
