What LTR (Long-Term Resident) is
Ten-year visa, four eligibility tracks · Wealthy Global Citizen (1M USD assets + 80K USD income), Wealthy Pensioner (80K USD pension income), Work-from-Thailand Pro (80K USD income or 40K with master's + experience), Highly Skilled Professional. Renewable for another 10 years. Includes 17% personal income tax cap, work permit included, family included, fast-track at airports, exempt from 90-day reporting.
What DTV (Destination Thailand Visa) is
Five-year visa, single 500K THB bank balance requirement (around 14K USD). Multi-entry, 180 days per visit, renewable for additional 180 inside Thailand. No tax cap. No work permit but allows remote work for foreign employers. Very low barrier · this is the lifestyle visa.

Neither visa requires property ownership. But Bangkok property complements both. For LTR holders, owning a Bangkok condo locks in your accommodation cost at today's prices, generates yield while you're away, and helps justify Wealthy Global Citizen tier asset thresholds. For DTV holders, a Bangkok condo replaces hotel stays during the 180-day rotations and earns rental yield in the months you're not in town.
