Foreign investor guide · DTV
The Destination Thailand Visa launched in 2024. Five years multi-entry, 180 days per stay, broad eligibility. It is the single largest pull on long-stay foreign demand in Bangkok property. Here is where DTV holders actually live, and the numbers that follow.
What it is
5-year multi-entry visa for remote workers, digital nomads, those with cultural / wellness purposes, and dependents. 180 days per stay, extendable.
Who applies
Foreign professionals earning abroad, lifestyle migrants, retirees with means under 70, families with school-age children, couples on multi-month sabbaticals.
Why it matters here
DTV holders rent for 6 to 12 months, want central location, full-service amenities, BTS access. They are exactly the tenant pool full-service condos are designed for.
Where DTV holders live
Sukhumvit (Asok to Ekkamai)
Highest density. Asok, Phrom Phong, Thonglor. F&B, gyms, malls, BTS interchange.
Sathorn / Silom

Phaya Thai / Ratchathewi
Cheaper entry, BTS to airport. Younger DTV crowd, longer stays.
Riverside (Charoen Nakhon)
Lifestyle play. Iconic Hotel Group, Mandarin Oriental Residences. Premium yields, slower fill.
