Branch-by-branch policy variance
Thai bank head offices issue policy. Branches interpret it differently. A Bangkok Bank branch in Sukhumvit Soi 11 will open an account on a DTV stamp; the same bank in Asok will refuse. Knowing which branch matters more than knowing which bank.

FATCA + AML tightening since 2020
Thai banks face significant US Treasury and Bank of Thailand pressure on cross-border money-laundering compliance. Foreigners on short visas trigger flags. Long-term visa stamps, work permits, and condo deeds clear those flags by demonstrating legitimate residence.

Address proof requirements
You need a Thai address. A hotel reservation will not do. A long-term lease, a condo title deed, or a work permit address all qualify. Without one of those, the officer cannot complete the form even if they want to help you.

No agent introduction
In Thailand, who walks you in matters. A foreigner who arrives alone with a tourist visa is a compliance risk. The same foreigner walked in by a known property-services firm with an existing relationship is a referred client. The branch officer treats the file differently.

Almost zero
Most banks refuse outright. A handful of branches will open with a 20K to 50K THB deposit and an agent introduction, but the account often gets frozen at first FATCA review.
DTV (Destination Thailand Visa)
Branch-dependent
Bangkok Bank and Kasikorn open accounts for DTV holders at select branches with a Thai address proof and 6-month visa stamp pattern. Krungsri and SCB usually decline.
Non-Imm O / O-A retirement
Reliable
All major banks open accounts on a 1-year retirement visa. The 800K THB deposit requirement for visa renewal often lives in this same account, so banks treat retirees as priority customers.
Non-Imm B / work permit
Reliable
Work permit + employer letter is the textbook foreigner case. Any bank, any branch, walk in and open same-day.
LTR Long-Term Resident
Easy + concierge
BOI letter alone is sufficient at most banks. Bangkok Bank Wealth and Kasikorn THE WISDOM offer relationship-manager onboarding for LTR holders. Often the bank comes to you.
Thailand Privilege (Elite)
Bundled
The Privilege Card includes a bank-introduction concierge service. Your card status is the introduction. Bangkok Bank, Kasikorn, and SCB all have Privilege desks.
Investment / O-X (3M+ THB)
Reliable
The investment evidence (property deed, bond holdings, or 3M deposit) is itself the qualification. The bank that holds the deposit becomes your primary relationship.

Buy first, account second
You do not need a Thai bank account to purchase a foreign-quota condo. The Foreign Exchange Transaction Form (FETF) is issued by the seller's or developer's receiving bank when your foreign currency wire arrives and converts to THB. The FETF, not your account, is what the Land Office requires for title transfer.

Use the deed as your unlock document
A registered title deed (chanote) showing you as foreign-quota owner is the strongest single document for opening a Thai bank account. It demonstrates legal Thai address, lawful capital inflow (FETF on file), and long-term commitment. Walk into Bangkok Bank Silom with it and the conversation changes.

Match bank to visa, not preference
Open at the bank that fits your visa tier first. You can switch later. A DTV holder fighting SCB for an account wastes weeks · Bangkok Bank Silom would have opened it on day one. We pick the bank that matches your stamp, not the one with the prettiest app.

Skip the line via Privilege or LTR
If you're already buying 30M+ THB of property, the marginal cost of a Privilege Visa Gold (900K THB) is small relative to the bank-account headache it eliminates. For LTR-eligible buyers (1M USD assets), the visa unlocks Bangkok Bank Wealth and Kasikorn THE WISDOM with relationship-manager onboarding.

Layer in private banking once the account is alive
Once your primary account holds 3M+ THB, you qualify for UOB Privilege or Krungsri Exclusive (3M THB tier). At 10M+, SCB Wealth and Bangkok Bank Wealth Banking open. At 30M+, full private banking with relationship managers, FX desks, and lending facilities. This is where THB-denominated mortgages become available.
Private banking · the upper tier
Once you cross 3M THB in deposits or assets-under-management, Thai banks compete for you. Relationship managers, FX desks, dedicated phone lines, lounge access at major branches, and · for the first time · meaningful access to THB-denominated lending against your Bangkok property.
This tier is also where most cross-border family-office services live: trust structures, multi-currency cash management, Thai bond and equity execution, and inheritance-planning support.
